CSS Condominium Management At A Glance

• CSS Condominium Management Functions:  Maintain condo accounts, enter and post condo transactions, generate condo reservations, import accounting batches, export condo transactions to the general ledger, generate condo revenues and fees, print condo checks and statements, print labels, transfer accounts receivable accounts to the condo ledger, generate 1099 reporting commissions paid to owners, apply various levels of housekeeping schedules, and purge paid condo items.

• Flexible Condominium Revenue Distribution:  Define your own condo contracts to handle revenue distribution your way.  With CSS, you may set up multiple contract agreements for different associations or individual units within your resort.  Define your condo contracts to handle revenue distribution with actual, averaged, pooled, or flat condo techniques.  Define your own management fees and additional fees, and decide what condo owner statements will include.

• Multiple condo rotation methods:  Our system handles condominium rental rotation automatically during the reservation process based on how you define your rotation.  Rotation may be categorized at multiple levels.

• Timeshare Management & Vacation Club Points:  The CSS system handles interval ownership with flexibility and ease, generates interval reservations for all unit owners automatically at the beginning of the fiscal year, allows units to be sold annually or biennially, allows unit owner types to be defined as deeded/unit interval or vacation club points system, tracks accelerated usage against contracts, and generates and tracks vacation club points.

• Multiple condo owner tracking:  Our system tracks owner types in the rental program, non-rental owners, timeshare owners, and vacation club owners.

• Condo partner accounting:  Our system accounts for condo owner partners based on percentages of ownership.  The CSS system applies the appropriate percentages to split rental revenues, management and maintenance fees, and 1099 reporting among multiple partners owning a single condo unit.
